The Complete Cost-of-Living Guide for Massachusetts & the North Shore

The cost of living in Massachusetts is the second highest in the United States. The state scored 148.5 on the 2025 national cost-of-living index, which means everyday life here costs about 48.5% more than the U.S. average. Only Hawaii is more expensive. Housing is the main reason: the Massachusetts housing index sits at 221, more than double the national average.

But that headline number hides a big difference between towns. Living in downtown Boston is very different from living in Salem, Beverly, Swampscott or Peabody on the North Shore. The same paycheck can buy a very different home depending on which side of the Mystic River you choose.

This guide breaks down the real 2026 numbers: home prices, rent, taxes, utilities, groceries, transportation and child care. It compares Boston with the North Shore and shows sample monthly budgets. It is written by The Proper Nest, a North Shore real estate team based in Marblehead. We help buyers, sellers and renters across Boston and the North Shore every week, and we see these costs up close in every deal we work on.

What Is the Average Cost of Living in Massachusetts?

The average cost of living in Massachusetts for one adult with no children is about $60,000 to $70,000 a year before taxes, depending on the county. That is the "living wage", the income a person needs to cover basic needs without help.

According to the MIT Living Wage Calculator (updated February 2026), a single adult needs:

  • $30.58 per hour statewide

  • $29.10 per hour in Essex County (the North Shore), or about $60,518 a year

  • $33.60 per hour in Suffolk County (Boston), or about $69,891 a year

For a family of four with two working parents and two children, the numbers jump:

  • Essex County: about $162,446 a year before taxes (each parent earning about $39 per hour)

  • Suffolk County (Boston): about $184,368 a year before taxes (each parent earning about $44 per hour)

That is a gap of almost $22,000 a year for the same family, just by living on the North Shore instead of in Boston. For many of the families we work with, that difference is exactly what makes buying a home possible.

Housing Costs: The Biggest Part of the Massachusetts Cost of Living

Housing is where Massachusetts really stands out. It is the largest single expense for almost every household, and it is the area where your choice of town matters most.

Home prices across Massachusetts

The statewide median single-family home price was $638,000 in 2025. In 2026, prices have stayed steady, reaching about $665,000 in May. The market is calmer than it was a few years ago, but low inventory still keeps prices firm, especially for well-kept homes in good school districts.

What a mortgage really costs

Let's use Salem as an example. On a 690,000homewith20%down(138,000), the loan would be $552,000. At a 6.5% interest rate, the monthly principal and interest payment is about $3,489. At 6.0%, it is about $3,310.

On top of that, you will pay property taxes, homeowners insurance and, for some homes, flood insurance or condo fees. Together these can add several hundred to over a thousand dollars a month, depending on the town and the property.

Before you start looking, run your own numbers with our mortgage calculator and affordability calculator. Then talk to one of our agents. We can show you exactly what your budget buys in each North Shore town.

Property taxes

Massachusetts has no county property tax. Each city or town sets its own residential tax rate every year, per $1,000 of assessed value. Rates and bills vary a lot from town to town, so a lower home price does not always mean a lower yearly cost.

Before you make an offer, always check the current tax rate and the last tax bill for that exact home. Our agents pull this for every home our clients consider, so there are no surprises after closing.

Salem, Massachusetts Cost of Living

The Salem, Massachusetts cost of living is lower than Boston's but still above the national average. Salem gives you city life, a walkable downtown, restaurants, the waterfront and a commuter rail station, at a much lower price than Boston.

Here is what living in Salem costs in 2026:

  • Median single-family home: about $690,000 (2026 year-to-date)

  • Typical 1-bedroom rent: about $2,160 per month

  • Typical 2-bedroom rent: about $2,560 per month

  • Living wage for one adult (Essex County): about $60,500 a year

Salem has a wide mix of homes. You will find condos in converted historic buildings downtown, single-family homes in North Salem and near Salem Willows, and two- and three-family homes that let owners rent out a unit to help pay the mortgage. For first-time buyers, a multi-family home in Salem can be one of the best ways to lower the cost of living.

Salem is also only about 30 minutes from Boston by commuter rail, which helps many residents avoid the cost of a second car or daily parking in the city.

Cost of Living in Boston, Massachusetts

The cost of living in Boston, Massachusetts is among the highest of any U.S. city. Boston has world-class hospitals, universities and jobs, and many people are happy to pay for that access. But it is important to see the full picture before you move.

  • Living wage for one adult: $33.60 per hour, or about $69,900 a year (Suffolk County)

  • Living wage for a family of four (two working parents): about $184,400 a year

  • 2-bedroom rent in Back Bay / South End: about $4,170 per month

  • Child care for a family of four: about $50,400 a year in Suffolk County

Boston is a great place to live, but many people find that moving 15 to 25 miles north gives them more space, a yard, quieter streets and a lower monthly cost, while still letting them work in the city. That is why so many of our clients come to us from Boston, Cambridge and Somerville.

Taxes in Massachusetts

Taxes are an important part of the Massachusetts cost of living. Here is what you need to know in 2026:

  • State income tax: a flat 5% on most income, including wages, interest and dividends.

  • Millionaire's surtax: an extra 4% on income above $1,107,750 for tax year 2026. Most households are not affected.

  • Sales tax: 6.25% statewide. Most groceries and most clothing items up to $175 are not taxed.

  • Meals tax: 6.25% state tax on restaurant meals, and some cities and towns add a small local tax.

  • Property tax: set by each town every year (see the property tax section above).

Compared with many states, Massachusetts has a simple, flat income tax. The bigger tax cost for homeowners is usually property tax, which is why choosing the right town matters so much.

Utilities: Electricity, Heating and Internet

Utilities in Massachusetts cost more than in most of the country. The average electricity rate is about 36 cents per kWh as of October 2026, roughly 72% higher than the national average. A typical household using about 1,000 kWh a month can spend around $374 a month on electricity alone.

Heating is the other big utility cost. Winters on the North Shore are cold, and older homes can use a lot of oil or gas. Here are a few ways to keep utility costs down:

  1. Ask for the last 12 months of utility bills before you buy a home. Our agents request these for our clients as part of every purchase.

  2. Look at the heating system. A newer gas furnace or heat pump can cost much less to run than an old oil boiler.

  3. Check insulation and windows. Older homes often need upgrades, and state programs can help pay for energy audits and insulation.

  4. Compare electricity suppliers. Many towns offer community electricity programs that can lower your supply rate.

Groceries, Health Care and Everyday Costs

Everyday costs in Massachusetts are higher than average, but not as high as housing.

According to the MIT Living Wage Calculator, a single adult in Massachusetts spends about:

  • Food: $4,944 a year (about $412 a month)

  • Medical care: $4,097 a year (about $341 a month)

  • Other needs (clothing, personal care, phone and more): $4,715 a year (about $393 a month)

For a family of four, food costs rise to about $14,469 a year and medical costs to about $12,039 a year.

Health insurance premiums in Massachusetts have also been rising fast. A 2025 business report found premiums rose nearly 20% in recent years. If you are moving for a job, ask your employer about health coverage early, because it can change your monthly budget a lot.

Transportation Costs

Transportation is the third biggest cost for most households. MIT estimates a single adult in Massachusetts spends about $8,178 a year on transportation, and a family of four with two working parents spends about $13,717 a year.

The average commute in Massachusetts is 29.9 minutes, the longest in New England. Where you live has a big effect on both time and money:

  • Boston: you may not need a car, but parking can cost hundreds of dollars a month.

  • North Shore: towns like Salem, Beverly, Swampscott and Lynn have commuter rail stations, so many residents ride the train to Boston instead of driving.

  • Marblehead, Peabody and Danvers: most households rely on a car, but driving to Route 128, Route 1 and I-95 is easy.

When our clients compare homes, we always look at the commute together. A home that is a little more expensive but close to a train station can save you money every month.

Child Care: The Hidden Cost for Families

Child care is one of the biggest surprises for families moving to Massachusetts. The state has the highest median infant child care cost in the country, over $23,000 a year.

For a family with two young children, MIT estimates child care costs of:

  • $41,712 a year statewide

  • $42,930 a year in Essex County

  • $50,372 a year in Suffolk County (Boston)

This is one more reason families choose the North Shore. Lower housing costs and slightly lower child care costs can add up to thousands of dollars of savings every year, plus access to highly rated public schools in many towns.

Why the North Shore Gives You More for Your Money?

When we compare costs for our clients, the North Shore often wins for people who want space, good schools and access to Boston without paying Boston prices. Here is why:

  1. Lower home prices. Many North Shore towns have median prices well below Boston's inner neighborhoods.

  2. Lower rents. A two-bedroom in Salem or Beverly can cost $1,500 or more less per month than in central Boston.

  3. Lower living wage. A family of four needs about $22,000 less per year in Essex County than in Suffolk County.

  4. Easy commute. Commuter rail stations in Salem, Beverly, Swampscott and Lynn connect directly to Boston's North Station.

  5. Coastal lifestyle. Beaches, harbors, parks and historic downtowns are part of everyday life.

Every town has its own feel and price range. Salem offers city energy and multi-family options. Beverly has a mix of downtown condos, family neighborhoods and oceanfront homes. Swampscott and Marblehead offer seaside living with strong schools. Peabody, Danvers and Lynn offer more home for the money. Explore each town on our Communities page.

Is Salem, Massachusetts expensive to live in?

Salem is more expensive than the national average but much more affordable than Boston. The 2026 median single-family price is about $690,000, and a typical one-bedroom rents for about $2,160 a month, compared with about $3,510 in Boston's Back Bay.

Danvers is a vibrant town located in Essex County, Massachusetts. Known for its family-friendly neighborhoods, top-rated schools, and access to major highways, it's no surprise that Danvers continues to attract homebuyers and investors alike. However, the unique nature of the town’s market—ranging from historic properties to new construction—requires local insight that only a real estate agent in Danvers can provide.

As with many suburban Boston communities, the market here can fluctuate based on economic trends, seasonal demand, and even school district boundaries. This is why engaging with a professional from the beginning is crucial. Salem Housing Market 2025: Prices, Predictions, & What to Expect

As we navigate through 2025, the Salem housing market continues to evolve in ways that both excite and challenge buyers, sellers, and investors. Whether you’re a first-time homebuyer, a growing family searching for space, or a seasoned real estate investor, understanding Salem’s real estate trends is key to making smart decisions.

At The Proper Nest, we’re passionate about connecting you with the most accurate, relevant, and helpful real estate insights. So, let’s dive into what’s happening in the Salem housing market this year — and what you can expect in the months ahead.

A Quick Recap: Salem’s Market in 2024

Before we get into what 2025 holds, let’s briefly look back at 2024. Last year saw moderate growth in home prices, increased competition during the spring and summer seasons, and a slight cooling off by the end of the year, largely due to rising interest rates and economic uncertainty.

Inventory remained tight, especially in desirable neighborhoods like West Salem, South Gateway, and Morningside. Despite fluctuations, demand remained strong thanks to Salem’s appealing balance between affordability and quality of life.

Current Market Snapshot (Spring 2025)

Here’s where things stand as of early 2025:

1. Median Home Price: $432,000 (a 4.8% increase year-over-year).
2. Average Days on Market: 34 days (faster than national average).
3. Inventory Level: Slightly improved, but still below pre-2020 levels.
4. Interest Rates: Hovering around 6.5% for a 30-year fixed mortgage.
5. Buyer Demographics: Increasing millennial and Gen Z interest in first-time purchases, as well as remote workers relocating from higher-cost urban areas.

What’s Driving Salem’s Market in 2025?

Several key factors are shaping Salem’s housing landscape this year:

1. Population Growth & Migration
Salem continues to benefit from steady population growth. Many newcomers are moving from Portland, California, and Washington in search of more affordable housing, less traffic, and access to the natural beauty of the Willamette Valley.

This influx has placed upward pressure on home prices, particularly in family-friendly neighborhoods and suburban pockets with good schools and amenities.

2. Limited New Construction
Despite strong demand, new construction hasn’t fully kept pace. Builders are facing supply chain delays, rising material costs, and zoning challenges — all of which contribute to the ongoing inventory crunch.

That said, several new developments are in the pipeline, especially in southeast and west Salem. If you're in the market for new construction, be prepared for competition and waitlists.

3. Economic Resilience
While Oregon’s broader economy remains in a state of cautious optimism, Salem has shown resilience. Employment in healthcare, education, government, and tech-adjacent industries continues to provide a stable economic base that supports real estate growth.

Predictions for the Rest of 2025

🔮 1. Modest Price Growth Will Continue
We expect home prices in Salem to grow by approximately 3% to 5% over the course of 2025. That’s slower than the double-digit increases seen during the pandemic boom, but still healthy and sustainable.

Homes in popular school districts and walkable neighborhoods (like Bush Park or Englewood) will likely outpace the average due to higher demand.

🔮 2. Interest Rates Will Remain a Key Factor
The Federal Reserve's cautious approach to inflation means interest rates are unlikely to drop dramatically. Most economists predict rates will fluctuate between 6% and 6.75% for the rest of the year.

For buyers, that means monthly payments are higher than a few years ago — but there may be less competition and more room to negotiate.

🔮 3. Inventory Will Improve (Slightly)
Thanks to increased homeowner confidence and a slight uptick in new listings, we expect inventory to improve moderately in the second half of the year. However, we’re still far from a true buyer’s market.

If you’re buying, this might be your window to act before demand picks up again in 2026.

What Buyers Should Expect?

If you’re buying a home in Salem in 2025:

1. Be Prepared: Get pre-approved, understand your budget, and be ready to move fast on desirable properties.
2. Be Strategic: Focus on value — think long-term. Up-and-coming neighborhoods like Northgate and Highland may offer better deals and future appreciation.
3. Consider Alternatives: Townhomes and condos are becoming more popular options for budget-conscious buyers who still want proximity to downtown or good schools.

What Sellers Should Know?

Thinking of listing your Salem home this year?

1. You’re Still in a Strong Position: Demand remains solid, especially for well-maintained, move-in-ready homes.
2. Price Wisely: Overpricing can lead to stagnation. Homes priced right are still receiving multiple offers in certain areas.
3. Stage & Market Smart: Work with an experienced agent (hint: we know some great ones at The Proper Nest!) to maximize your home's appeal and visibility.

Investment Insight: Is Salem Still a Good Bet?

Absolutely. Salem continues to offer strong long-term value for investors thanks to:

1. Steady appreciation
2. Low vacancy rates
3. Growing renter demand in areas near Willamette University, Salem Hospital, and the state capitol

Look for multi-family properties or single-family homes that can be converted into rentals or Airbnbs, especially near downtown or close to major employers.

Boston vs. North Shore: Where Should You Buy in 2025?

At The Proper Nest, we know that finding the right place to call home is more than just square footage and curb appeal—it's about lifestyle, community, and long-term value. If you're weighing the pros and cons of buying in Boston versus the North Shore in 2025, you're not alone. This is one of the most common questions we get from homebuyers, and it’s a great one to ask.
Let’s dive into the real differences between these two markets—what they offer, what they cost, and what to expect in the coming year.

1. Lifestyle: Urban Energy vs. Coastal Charm
Boston is the beating heart of New England. It offers all the perks of urban living: world-class restaurants, diverse neighborhoods, arts and culture, and some of the best healthcare and universities in the world. If you're someone who thrives on being close to it all, the city delivers in spades. Neighborhoods like the South End, Back Bay, and Jamaica Plain each offer their own distinct vibe—from historic brownstones to trendy lofts and family-friendly parks.

On the flip side, the North Shore offers a quieter, more relaxed pace of life. Towns like Marblehead, Newburyport, Beverly, and Ipswich combine coastal beauty with charming town centers, strong schools, and a deep sense of community. It’s perfect for those who want a bit more breathing room and a stronger connection to nature—think beaches, trails, and historic homes that tell stories of early America.

2. Commute & Accessibility
Commuting is a big factor for buyers still working in or near Boston. Living in the city naturally cuts down on commute time and transportation costs. Many neighborhoods are walkable or well-connected via the T (Boston’s public transportation system), and cycling infrastructure continues to improve.

From the North Shore, commutes can range from 30 minutes to over an hour, depending on where you live and how you travel. However, towns like Salem, Lynn, and Beverly have direct commuter rail access to North Station, making them ideal for professionals who want a balance between suburban life and urban work.

In 2025, with hybrid and remote work models still strong, we’re seeing more buyers prioritize lifestyle over daily commute time. The North Shore becomes more attractive if you’re only commuting a few times a week.

3. Home Prices and Market Trends
Boston’s real estate market has always commanded a premium. As of early 2025, the median home price in core neighborhoods like Back Bay, Beacon Hill, and the Seaport hovers between $900,000 to well over $1.5M, depending on the size and location. Condos dominate the market, and single-family homes are rare—and priced accordingly.

The North Shore offers more variety. In towns like Peabody or Danvers, median home prices may fall in the $600K to $750K range, while exclusive coastal towns like Manchester-by-the-Sea or Marblehead can climb past $1M. That said, your dollar often goes further—you’re more likely to get a yard, multiple bedrooms, and access to nature.

In 2025, we’re seeing signs of stabilization in both markets after the highs of the pandemic housing boom. Boston is holding value thanks to consistent demand, while the North Shore continues to grow in popularity, particularly among families and first-time buyers.

4. Schools and Community
For families, schools are often the deciding factor, and here, the North Shore shines. Towns like Hamilton-Wenham, Manchester-Essex, and Marblehead consistently rank among the top school districts in Massachusetts. With strong community involvement and access to outdoor learning opportunities, it’s a major draw for buyers with children.

Boston, while home to many exceptional public and private schools, presents more of a mixed bag. Access to top public schools often depends on specific neighborhoods or lottery systems, making it crucial to research individual school zones.

When it comes to community feel, the North Shore tends to offer more traditional neighborhood connections—think local farmers markets, coastal festivals, and school-centered events. In Boston, the vibe is more urban and transient, but neighborhoods like Roslindale and West Roxbury are growing into more community-oriented spaces.

5. Investment Potential
Thinking long-term? Both Boston and the North Shore offer strong investment potential, but for different reasons.
Boston’s demand is fueled by its global status, employment opportunities, and limited space for new construction. It’s a safer bet for steady appreciation, especially in central neighborhoods undergoing development or revitalization.

The North Shore, on the other hand, is benefiting from a wave of “value migration”—buyers priced out of Boston or seeking a better quality of life. As work-life balance shifts and infrastructure improves, more people are turning their attention to towns they may have once overlooked. Early investors in areas like Lynn, Amesbury, or Ipswich may see strong appreciation in the next 5-10 years.

6. Your Priorities
Ultimately, choosing between Boston and the North Shore comes down to your lifestyle goals and what you value most in your day-to-day life. Here are a few quick questions to help guide you:

  • Do you want walkability and easy access to nightlife, dining, and culture? → Boston
  • Are you looking for space, good schools, and a slower pace? → North Shore
  • Is proximity to water important—whether harbor, beach, or river? → North Shore wins hands down
  • Are you okay with paying a premium for centrality and convenience? → Boston
  • Are you thinking about growing your family or working remotely long-term? → North Shore

Final Thoughts from The Proper Nest
At The Proper Nest, we believe the right home is where you feel the most “you.” Whether that’s a South End condo steps from your favorite café, or a Marblehead colonial with a yard and ocean breeze, we’re here to help you find your perfect fit.

In 2025, both Boston and the North Shore offer incredible opportunities—it’s just a matter of finding what works for your goals, budget, and lifestyle.

Why Beverly, MA, Might Be the Hidden Gem for Homebuyers in 2025?

In 2025, many homebuyers are expanding their horizons beyond the usual Greater Boston hotspots in search of communities that offer both long-term potential and everyday livability. One city steadily climbing the list of desirable places to live, yet still maintaining a sense of discovery, is Beverly, Massachusetts.

Located on the North Shore, Beverly blends coastal beauty, commuter convenience, and a growing cultural scene in a way that few New England towns can. Whether you’re relocating, upsizing, or searching for a community with strong lifestyle value, Beverly is a market worth watching closely.

1. Seamless Connection to Greater Boston

Beverly offers a rare combination of accessibility and tranquility. Beyond public transportation, Beverly is also well connected by road. Situated along Route 128, the city allows easy access to technology, healthcare, and education hubs throughout the North Shore and Metro Boston. This makes Beverly particularly attractive for dual-income households, hybrid workers, and those seeking flexibility in their daily commute.

2. Diverse Housing and Neighborhood Options

One of Beverly’s strongest assets is the variety of residential neighborhoods it offers. From the beachside homes of Beverly Cove to the tree-lined streets of Centerville and the convenience of Ryal Side, buyers have options that align with many lifestyle preferences.

Whether someone is looking for a historic home with character, a newer low-maintenance townhome, or a property within walking distance to schools or train stations, Beverly’s neighborhoods provide flexibility without sacrificing community feel.

This variety also makes Beverly a place where people can grow—whether you’re buying your first home, welcoming a growing family, or considering downsizing for retirement, it’s a city that accommodates all chapters of life.

3. Education, Arts, and a Thriving Local Culture

Beverly has developed a reputation for being more than just a place to live, it’s a place to engage, learn, and create.

Beverly is also home to notable venues like:

a) The Cabot – A restored historic theater offering concerts, indie films, and family events.
b) The Larcom Theatre – One of the oldest surviving Vaudeville stages in the country.
c) Local galleries, music festivals, and art walks invite community participation.
This mix of educational and cultural offerings creates a dynamic environment for individuals and families who value a city with both substance and soul.

4. Outdoor Lifestyle and Coastal Access

If access to nature is a priority, Beverly delivers. The city is surrounded by parks, beaches, marinas, and conservation areas that make it easy to enjoy the outdoors year-round.

Local favorites include:

a) Lynch Park – A waterfront park featuring gardens, playgrounds, walking paths, and summer concerts.
b) Beverly Commons – A protected area with miles of trails for hiking and biking.
c) West Beach and Dane Street Beach – Popular coastal spots for swimming, picnics, and sunset views.
d) Kayaking, boating, and fishing along the Danvers River and Salem Sound.

This commitment to preserving green and blue spaces is part of what makes Beverly not only beautiful but also highly livable.

5. Investment in Infrastructure and Community Growth

Beverly is not a community standing still. The city has made visible investments in infrastructure, public services, and sustainable development that contribute to its continued growth.

Projects include:

a) Upgrades to local transit stations and roads
b) Improvements to school facilities and recreational spaces
c) Development of mixed-use buildings that blend residential living with ground-floor retail and public use

Importantly, these changes are being implemented with community input and long-term vision—something that ensures growth without losing the city's core identity.

6. Strong Civic Engagement and Community Spirit

One of the often-overlooked reasons people fall in love with Beverly is the community itself. There’s a strong spirit of civic pride and involvement that is evident in everything from local government engagement to neighborhood events and volunteerism.

Residents take part in:

a) Annual celebrations like Beverly Homecoming Week
b) Community markets, library events, and city-wide cleanups
c) Public forums, school committee meetings, and arts council projects

It’s a place where people know their neighbors, support local initiatives, and work together to make their city better. That kind of spirit is hard to quantify, but it’s one of the strongest indicators of a healthy, lasting community.

Why Buyers Are Eyeing Beverly in 2025?

As trends shift toward cities that offer space, access, culture, and community, Beverly is emerging as a top contender for thoughtful homebuyers. It offers:

A strategic location with excellent transportation options

a) An established and expanding cultural and educational environment
b) Outdoor assets and natural beauty
c) A diverse, inclusive, and welcoming community

And while the city is growing, it retains the intimate, coastal charm that makes people proud to call it home.

Before diving into the rental process, it's important to have a clear understanding of Boston MA real estate rentals, including rental prices, neighborhoods, and key trends in the market.

Rental prices in Boston are higher than the national average due to its desirability and limited space. In 2025, the average rent for a one-bedroom apartment in the city is typically between $2,500 and $3,500 per month, depending on the location and size of the unit. Prices can be more affordable in neighborhoods located further from downtown or on the outskirts of the city.

The Process of Renting a Home in Boston

Renting a property in Boston can be competitive, especially in high-demand areas. Here are a few tips to help make the rental process smoother:

a) Know Your Budget: Given the relatively high cost of living in Boston, it’s essential to know your budget before you start looking at properties. Rental prices in the city can vary significantly depending on the neighborhood, size, and amenities.
b) Prepare Your Documents: Boston landlords typically require a few documents to approve your rental application, including proof of income, a credit report, and references. Having these prepared in advance will help speed up the process.
c) Start Early: The Boston rental market is competitive, and desirable apartments can get rented out quickly. It’s important to start your search early, especially if you're targeting specific neighborhoods or want to move during the busy summer months.
